Buongiorno rises eight levels on the sand at Puerto Morelos. Three residences to a floor, each with planted terraces, each facing either the Caribbean or the mangroves. Plaster, stone and tropical timber, inside and out.

Puerto Morelos is a fishing village on the Quintana Roo coast, set between Cancún and Playa del Carmen. It keeps a working harbour, a marine park offshore and a low building line, and it has stayed smaller than the resort towns on either side of it.

Cancún supplies international connectivity, dining, marinas and golf. Playa del Carmen supplies beach clubs, shopping and evenings out. Buongiorno sits between the two, on the beach.

How a foreign buyer holds title

Puerto Morelos sits inside Mexico's restricted zone, where a foreign buyer does not hold residential title directly. Title is held through a fideicomiso, a bank trust: a Mexican bank holds the title as trustee and you are named as beneficiary, with the right to use the property, renovate it, rent it, leave it to your heirs and sell it. The trust runs for fifty years and is renewable. It is the standard route on this coast.

Establishing the trust costs approximately $3,130 CAD.
